Tax Tip of the Week | Ohio Historic Preservation Tax Credit - Ohio's Tax Incentive for Rehabilitation of Historic Buildings

One hears much about the federal income tax credit available for rehabilitation of historical structures.  Fewer know that Ohio also has such a credit.  The federal and state credits may help finance the rehab of historic structures.  As with most government transactions, “red tape” is involved.  But, should be well worth the effort.

The Ohio Historic Preservation Tax Credit (OHPTC) is administered by the Ohio Department of Development in partnership with the State Historic Preservation Office (SHPO) and the Ohio Department of Taxation. Applications are accepted in two rounds pContinue er year, in March and September. This competitive program provides a state income tax credit of up to 25% of qualified rehabilitation expenditures for the rehabilitation of historic buildings. 

Ohio Historic Preservation Tax Credit Program 

All applicants must schedule pre-application meetings with both the State Historic Preservation Office and the Ohio Department of Development prior to submitting an application. The purpose of the meeting with the State Historic Preservation Office is to discuss the proposed rehabilitation and documentation prior to submitting a state application. Requests for these pre-application meetings must be made at least fifteen days prior to the historic documentation (Parts 1 & 2) deadline for each application round.

The deadline to request a SHPO pre-application meeting for Round 29 is August 1, 2022 and for Round 30 the deadline is January 31, 2023.  Click here to complete a request for a pre-application meeting.

OHPTC Program Policies

A state application must be submitted prior to undertaking the rehabilitation.
